Ty Mawr House Guide
We hope you have a wonderful stay in our home, enclosed is some useful information about the house and the surrounding area. We love the house, and hope you will too. We appreciate any help you can provide in keeping it fit and well, including leaving it broadly how you found it.
Finding the house

The house is situated on the main street in Llanfair, next to the church.
If you are approaching the village from the Barmouth direction take the first right into the village and you will find the house circa 75m up on the right before a sharp right hand bend.
If you are approaching from Harlech take the first left hand turn up the hill off the main road, then right at the next junction. Follow the road down the narrow street and the house is on the left after the sharp bend.
Parking
There is parking for 2 cars on the driveway. You can park on the street outside and in a small car park just up the road if needed. If you are a sizeable group or have larger vehicles, there is ample parking on the road to Llandanwg. Please be considerate of our neighbours and local buses which use our small country roads.Please note, there are a couple of houses to the rear of Ty Mawr that use the driveway as their primary access. Please ensure that you park close to the right-hand flower bed as per the drawing below.
Please note that there are no electric car charging facilities at Ty Mawr. There are fast chargers available a short distance away in Portmadog.
House Rules
Ty Mawr is a non-smoking house, please refrain from smoking inside, and if smoking outside, please ensure that all cigarette butts are removed to the bin.We welcome dogs at Ty Mawr and don’t typically charge for them to stay, however you must ensure that dogs stay downstairs and off the furniture. It costs us more to clean the house if dogs are allowed on the soft furnishings as we have to pass this cost on (£50 additional fee).Ty Mawr is an old farmhouse and there are people living in the former barns to the rear. Please be mindful that these guys aren’t necessarily on holiday, so please keep noise to a reasonable level in the evening!
Checking-in
Check in is 4pm and check out is 10amThis enables our team to get the house to the perfect standard for our guests. While we would love to accommodate earlier check-in, we don’t want to rush or compromise on quality. If you wish to arrive a little early, you are welcome to come and park on the drive and if the team are finished - you can move in! If they are still working, please leave them to complete their work and you can leave your car and take a stroll to the beach!The key for the front door is situated in a key safe on the front fence next to the gate, on the inside. The key safe code will be sent to you approx 30 minutes before checkin. Please return the key to this location when you check out.Early checkin from 13:00 maybe available (charged at £75) - please ask for availability.Late checkout to 12:00 maybe available (charged at £65) - please ask for availability.
General Facilities
Internet: The broadband network is Ty Mawr Llanfair. The password for the broadband is WELCOMETOWALES!
Kitchen: The kitchen is equipped with range oven with hob (the clock needs to be set for it to work), a large fridge, separate freezer, washing machine and dishwasher.We provide a few basic household items like a few loo rolls, a dishwasher tab, bin bag and hand soap, but if you are staying for more than a few nights you will need to bring some extras. Please also bring your own washing detergent as we don’t provide this.
Log Burner: There is a log burner in the lounge which you are welcome to use, complete with fire tools and gloves. We have a log store in the garden to get you started, however you’ll need to ensure you have a lighter and some kindling and we would ask you to bring some of your own logs if you want to have the fire going regularly.
TV’s: There is a large selection of DVDs that you are welcome to use, alternatively each TV has access to iplayer/Netfllix - please don’t log out of the accounts or set up your own profiles!
BBQ: There is a (well loved) BBQ that you are welcome to use, it is situated on the rear patio.Bins are to the side of the driveway, please use the Veolia bins for all your waste. There are 4 bins in total, 1 for general waster, 3 for recycling (1 for glass, 1 for cardboard, 1 for plastic. tins etc)
Dogs: We are delighted to welcome dogs, but please clean up any gifts they leave in the garden and do not allow them on the carpets or furniture!
There is a garden hose outside the piggery for cleaning wet doggies after the beach.
Precautions
The cellar door is in the small lobby between the kitchen and the front of the house. The cellar door opens directly onto the stairs. The door is locked, but if for any reason you need to access the cellar, please take care on the steps and lock it when you are finished. Please also be careful of the external cellar steps on the outside of the house, beside the kitchen door.
The sash windows to the front of the house are all original and precious, although care has been taken to restore them but they remain old and partially fragile! Please avoid opening them, and ensure that if children are in the house they don’t lean / bang / throw things at them! If you look closely in the lounge, you’ll see some window graffiti from 1901!
The steps to the top floor are quite steep and the treads are narrow in places, so please take care when using these stairs.
The beam from the kitchen to the Piggery is clearly very low, so watch your head!
Sleeping
We provide fresh linen and towels for your stay. There’s no need to wash the linen or towels before you depart. Please use the towels within the house, but not on the beach.
Please be aware that as the house is old and room sizes and ceiling heights are quirky, there isn’t space for wardrobes in every room. We provide hooks and hangers on the back of the bedroom doors and the master has a built in cupboard.
On the first floor there are 4 bedrooms:
The master bedroom to the rear of the house has a super king bed, freestanding bath and an en-suite bathroom with sea views and wardrobe for hanging.
Bedroom 2 (right from the landing) has a king size bed and shower room.
Bedroom 3 (first left from the landing) has 2 single beds and a small hanging cupboard.
Bedroom 4 (second left from the landing) has a standard double bed and shares the main bathroom with Bedroom 3.On the second floor there is a family suite, with 2 single beds and a standard double, partially partitioned. There is also a bathroom servicing this floor. It can get warm on the top floor as the slate attracts the summer heat, so feel free to open the roof windows throughout your stay.For additional sleeping requirements, there is a day bed in the ground floor Piggery that pulls out into a double bed, bedding is in the drawers below.
Heating & Hot Water
The heating and hot water are set to automatic programmes and we would ask you not to change the settings. There is a boost button for heating and water that will give you the control you need.
The hot water operates from a cyclinder, not a combi boiler. If everyone chooses to shower at the same time the cylinder can empty, and the water run cold. To mitigate this, just boost the hot water.
The log burner in the lounge is fully operational and can be used to settle in after a long day outside. Please use dried timber logs and ensure the stove doors are closed during operation.
Ty Mawr Inventory
We have fully stocked the kitchen cupboards with crockery and cookware for your use.
For housekeeping:
We hope you don’t need to lift a finger during your stay, but we know accidents happen, so there is a housekeeping cupboard with the fol-lowing items in the Kitchen by the window:
- Vacuum
- Dustpan & brush
- Mop & bucket
- Iron & tabletop ironing board
- Clothes airer
For Families:
The cupboard in the master bedroom houses the following:
- Travel cot x 2
- Highchair
- Hairdryer
- Additional folding chairs
There is a kids garden table set in the smaller garden outside the piggery, and a trunk with a few buckets and spades / beach toys. There is a fire guard in the lounge too.
For your entertainment:
- The coffee table in the snug houses lots of info about the local area
- There are DVDs beneath the TV in the lounge
- Games and puzzles in the chest in the lounge
- Magazines & books in the baskets in the snug
- Chess table & pieces in the snug
- Toys in the Piggery
We are delighted to share our home with you and to provide these amenities. Please help us by not taking things home, and letting us know if anything is lost or damaged during your stay.
About the area
Pubs & Restaurants
There are great pubs and restaurants a short drive (or an adventurous walk!) away in Llanbedr & Harlech. The Victoria Inn and Hafan Artro in Llanbedr are personal favourites but they do get busy, so its best to call and book ahead.
Beaches
There are loads of lovely beaches in the area. Our favourite, Harlech beach is a 10 minute walk from the house!This beach takes you down steep steps and across the railway to a very natural sand dune beach. You can also park on the road to Llandanwg and walk from there:Alternatively the beach at Llandanwg has pebbled and sandy areas and is easily accessed from its own car park (with WC facilities) and has an app based payment system (currently £1.50 charge). A café operates on site serving sandwiches and drinks with a few beach toys and sundries.A little further afield, you can access the Estuary with stunning views of Portmeirion from Ynys, Talsarnau LL47 6TH.

Amenities
There is a licensed shop and post office in Llanbedr (1.7 miles) which will meet your immediate needs. For bigger shopping trips, Porthmadog is a 20 minute drive and has a selection of supermarkets as well as some lovely independent shops and eateries.
Leisure
The nearby areas provide a variety of entertainment venues, from Snowdonia National Park, Harlech Castle, to the charming Portmeirion and thriving seaside town of Barmouth.
